About This Role Our Asset Management team is seeking an Analyst to join our Ancillary Services group, which supports a growing national portfolio of affordable multifamily housing. Youâll help unlock value by supporting programs that enhance resident experience and drive non-rent revenue and savingsâsuch as parking, laundry, broadband/Wi-Fi, utility management, solar/ESG initiatives, and other resident services. Working with Operations, Asset Management, and vendors, youâll evaluate opportunities, implement pilots, analyze results, and help scale successful initiatives, leveraging data and generative AI tools to streamline analysis and reporting. This role reports to the Director of Ancillary Services and is based in our Denver regional office on a hybrid schedule (3 days per week in office). Occasional travel to properties and vendor sites may be required. What Youâll Do Collect and analyze data across ancillary initiatives (e.g., bulk internet, in-unit W/D, renterâs insurance, utilities/solar, resident amenities) to assess adoption, impact on NOI, and resident experience. Develop and maintain reporting dashboards and financial models that track program KPIs, initiative-level performance, and portfolio-wide impact. Support budgeting and forecasting for ancillary initiatives, including variance analysis and scenario planning for both incremental revenue and expense savings. Perform vendor performance and contract audits for key categories (utilities, connectivity, insurance, procurement), maintaining SLA/term trackers, monitoring rebates and programs, and summarizing findings and recommendations. Support rollout of ancillary initiatives across the stabilized portfolio by coordinating with Portfolio Development, Stabilized, and Utilities & Procurement team members. Assist with research of market trends and emerging technologies in proptech, connectivity, EV, solar, utilities, and resident amenities, with an eye toward scalable pilots. Assist with reporting and presentations for internal stakeholders and investors, translating analysis into clear insights, operational recommendations, and next steps. Support auditing, compliance, and performance tracking for pilot programs and new initiatives as they move from testing to broader implementation. Utilize generative AI tools (within company guidelines) to streamline data analysis, enhance reporting narratives, and create first-draft materials for dashboards, memos, contracts/SLAs summaries, and presentations. Requirements Bachelorâs degree in business, finance, urban planning, real estate, or a related field. We are only considering entry-level and junior candidates at this time with 0â2 years of experience in CRE, affordable housing, asset management, financial analysis, or a related field (internships welcome). Strong analytical toolkit: Excel proficiency and comfort with large datasets, plus disciplined financial modeling. Clear, concise communication â written and verbal â with the ability to tailor insights for different audiences. Highly organized, detail-oriented, and able to juggle multiple projects and deadlines. Team-oriented with a proactive, learning mindset in a fast-paced, growth environment. Comfortable experimenting with generative AI tools (e.g., ChatGPT, Copilot) to boost efficiency in analysis, documentation, and day-to-day workflows. Nice to have: familiarity with Yardi/RealPage or similar; basic SQL/Tableau/Power BI; experience with vendor contracts or RFPs; interest in ESG/utility optimization. Benefits What We Offer The expected base salary for the role is $80,000 - $85,000. This represents the current range and is subject to change. To determine starting pay we carefully consider a variety of factors, including primary work location and an evaluation of a candidateâs skills, experience, market demands, and internal parity.
